What is the cost of attic conversion?

Attic conversions cost between around £1,000 for a simple storage conversion to over £40,000 for large, complex conversions.

Attic conversions come in all shapes and sizes. On a basic level, you can have a basic storage conversion which will include a roof ladder, lighting and flooring. This is likely to cost around £1,000. At the other end of the scale, it is possible to convert your attic into an en-suite bedroom with a dormer window, significantly increasing the living space in your home.

According to figures from The National Self Build and Renovation Centre reported by Channel 4, the average loft conversion should cost £498 per square metre if you are prepared to source the materials and undertake the work yourself whilst it will cost £998 per square metre if you hire a specialist attic conversion company to complete the job.

The actual cost of the work will depend on a number of factors. For example, wooden roof windows may cost between £200 and £300 plus fitting, whilst a dormer window may set you back several thousand pounds. Your attic conversion may include the fitting of an en-suite bathroom and you may have to have additional building work undertaken to reinforce walls or ceiling joists.

According to Loft-Conversion-UK.com and reported on the property website Prime Location, an attic conversion in London by a specialist company will generally cost up to £40,000, whilst in the rest of the UK the average is lower, at around £20,000 to £30,000.

When looking at attic conversion prices, it is also important that you don’t exceed the budget you have. Whilst the Halifax has found that a loft conversion should add an average of £24,981 to the value of your home, overspending may mean that the attic conversion actually adds less value than you have spent on your project.
